What Costs Can You Expect?
Buying:
- Property Transfer Tax Exemptions may apply for first time home buyers.
- Foreign Buyer Tax
- BC Speculation & Vacancy Tax
- City of Vancouver Empty Home Tax
- The commission you agreed to pay your brokerage (refer to your Buyer Agency Contract if applicable, your Buyer's Agent is typically paid via the seller's listing contract, where shortfalls exist you may have agreed to top up the amount)
- The legal fees for conveyance & registration of the property (& mortgage, if applicable) plus disbersements (additional costs may apply for leasehold & co-op properties)
- The Goods & Services Tax on the real estate commission, on your legal fees & other services if applicable
- The cost of an appraisal and/or property survey certificate or title insurance may be charged by the bank funding the mortgage
- The cost of a buyer property inspection (if applicable)
- The cost of property maintenance & repairs necessary after the purchase of the home (if applicable)
- A CMHC mortgage insurance fee may be applicable
- Life insurance is required by the mortgagee (shop around, better value & options may exist than what the lenders offer)
- Property Insurance
- Title Insurance
- Your share of the property taxes for the year prorated to the completion date
- Your share of the utilities for the year prorated to the possession date
- Strata properties – your share of any maintenance fees, fines or levies payable to the strata corporation
- Strata properties – any move in fee charged by the strata corporation
- Strata properties - any caretaker service fee charged for property inspector access to common areas
- Pet associated expenses such as boarding (if applicable)
- Moving expenses
- Last but not least - that fabulous house warming party -:)
Selling:
- The commission you agreed to pay your brokerage
- The legal fees to discharge any existing mortgage whether or not you engage your own lawyer
- The Goods & Services Tax on the real estate commission, on your legal fees & other services if applicable
- The cost of a prelisting property inspection (if applicable)
- The cost of professional Staging of your home (if applicable)
- The cost of property maintenance & repairs necessary to prepare the home for sale (if applicable)
- Any prepayment penalty levied by the financial institution for early payout of an existing mortgage
- Your share of the property taxes for the year prorated to the completion date
- Your share of the utilities for the year prorated to the possession date
- Strata properties – your share of any maintenance fees, fines or levies payable to the strata corporation
- Strata properties – any move out fee charged by the strata corporation
- Pet associated expenses such as boarding (if applicable)
- Moving expenses
